6 Austin ZIP codes where first-time buyers are actually winning right now

Austin's median home price is projected to hit roughly $430,000 this spring. But sub-$300,000 home sales rose 21% year-over-year in Q1 2026 — concentrated in a handful of ZIP codes worth knowing by name.

Where the affordable activity is happening

Austin's median home price is projected to hit roughly $430,000 this spring — more than $100,000 higher than 2019's ~$325,000 median. But buried in that headline number is a more useful story for first-time buyers: sub-$300,000 home sales rose 21% year-over-year in Q1 2026, concentrated in a handful of ZIP codes.

The ZIP codes to know

78744 — Southeast Austin

Near East William Cannon Drive and McKinney Falls Parkway, anchored by the 2,700-acre Easton Park master-planned community. Recent example listing: a 3-bedroom home at $349,000.

78753 & 78758 — North Austin

Close to major employers and The Domain. 78758 crossed into sub-$300,000 territory in early 2026 for the first time — one of "the best entry points into homeownership because they balance affordability, location, and long-term upside."

78640 — Kyle/Buda Corridor

161 sub-$300,000 sales in Q1 2026 alone — a 32% year-over-year increase. New development including 6 Creeks and the 422-acre Anthem community (roughly 1,500 planned homes) is adding inventory here.

78634 — Hutto

Sub-$300,000 sales jumped nearly 54% year-over-year, helped by SH 130 toll road access that keeps commute times to Austin reasonable.

78621 — Elgin

Homes starting around $249,500, with master-planned communities like Creeks Crossing adding new supply.

The takeaway

If the citywide median price feels out of reach, these ZIP codes are where actual first-time buyer activity is happening. Pairing one of these areas with a down payment assistance program can meaningfully change what "affordable" looks like for your search.
